Our reservation and buying process

Purchasing a brand-new home is an exciting time for any homebuyer and we aim to make the process as stress free and as easy as possible. Whether you are buying your first home or your tenth, we will support you every step of the way.

Step One

If you need help to source the right mortgage for you, take advantage on the relationship we have with a local mortgage broker, who can talk you through what your best options are.

Step Three

Once you have reserved your new home, our sales consultants will work with you to tailor your house including choosing carpets, bathroom tiles, and your kitchen. Whatever your requirements, our team are committed to providing a high-quality service.

Step Five

We will work very closely with your solicitors, keeping in regular communication with them and you to ensure your purchase proceeds as smoothly as possible and that you meet your required exchange and completion dates. We will also keep you updated about the various stages of build that your home goes through.

Step Seven

We will arrange for you to come to the development two weeks before you are due to complete to receive a home demonstration – a tour of you new home to show you where everything is and how it all works.

Step Two

Once you have found your dream home, we will help you to complete our reservation process, which simply starts by filling out a couple of forms and providing a reservation fee of £1,000.

Step Four

We can also help you to find a local solicitor so you can proceed from reservation to completion as quickly and effectively as possible.

Step Six

Prior to exchange you will receive your mortgage offer and at this stage will be required to sign the legal documents and pay the exchange deposit of 10 per cent. Once exchange has taken place, we will write to you to confirm, and we will be able to advise of the expected legal completion month.

The Final Stage

You will legally complete on your new home. We will ask you to meet a member of our team outside of your new property to receive your keys and a welcome pack to help you settle in. They will walk around the property with you to make sure you are happy with everything. Then it is over to you to enjoy your new home!
